General:

The RMP is a system designed to assist a manager of multiple roofs in managing the roofing assets. It is a decision support tool which provides systematic and consistent methods of assessing roof condition, selecting repair and replacement needs, and prioritizing work based on maximizing benefits and minimizing costs.

The Program is comprised of network inventory, condition inspections, as well as network and project level management.

Components:

Network Inventory

The first step in implementing the Springfield Roofing Roof Management Program is to develop an inventory of all the roofs that the client is responsible for managing. The buildings are divided into smaller units called ‘Roofing Sections’.  The ‘Roofing Sections’ are made up of individual roofing areas that are divided by the natural breaks in the building. Springfield Roofing collects physical and historical information about each roof section, including the physical dimensions, construction characteristics, and the material types of each roof component (deck, insulation, membrane, surface, and flashing)

Condition Inspections

Springfield Roofing conducts a full inspection using an objective and repeatable system for determining the roof’s present condition. After the inspection, the severity and quantity of the roof deficiencies are evaluated. The systematic approach insures an objective assessment of overall building condition in regards to the roofing system, component condition, waterproof integrity, and repair needs. The systematic approach consists of:
  • visual inspections
  • surveys of existing deficiencies
  • core cuts
  • moisture surveys using capacitance metering to identify areas of wet substrate
  • Infrared scan
  • ENERGY AUDIT on entire facility

Network-Level and Project-Level Management

Once the Network Inventory has been established and the Condition Inspections completed, Network Management can be utilized. The program provides several layers of repair and replacement cost options as well as analysis and sample yearly plans that represent the best technical options. These plans can be easily customized with input from the facility manager to represent both the best technical as well as business option. This greatly reduces the time and effort necessary to make sound facility decisions.

Condition Prediction

The program includes a forecast for the future condition of areas in the inventory so that repair or replacement decisions can be timed correctly

Project Formulation

The program groups individual maintenance requirements together to form projects that can then be entered into a facility’s work management system
